Capital city rents are set to rise by 7 per cent this year and rose faster than inflation last year, putting additional strain on household budgets, new figures show.

RP Data said rents in capital cities rose 4.2 per cent in the year to December, above the 2.7 per cent official inflation rate over the same period. Outside capital cities, rents rose 2.9 per cent, RP Data said.

“We expect rents to increase by around 7 per cent during 2011,” RP Data analyst Cameron Kusher said, adding rents would rise most for inner-city units and the more expensive housing markets on metropolitan outskirts. (more…)

Perth’s property market became a year year of two halves for buyers, sellers, landlords and tenants in 2010.

The first six months saw prices rising, following on from a strong end to 2009, only to be followed by a slump in the second half, in what some agents called the worst conditions in 10 years.

But, as always, property is all about numbers, and 2010 was no different.

Residential tenancy bonds are inadequate at protecting landlords, according to new statistics, which show that in 59% of insurance claims paid to landlords for loss of rent – as a result of property damage and absconding tenants – the landlord has no available bond left over to contribute to any damage or rental loss.
