Property Sales Data Level One
Generally you can research two levels of property characteristics
Level one sales data- Includes objective and measureable data like suburb, dwelling type e.g. house or strata, area or size of block, number of bedrooms, number of bathrooms, the features or construction type, sale price, sale date range, and other data.
Level two sales data – Involves desktop analysis using digital mapping software and your physical inspection of the property.
Property Sales Data Level One
This includes objective data and could be a combination of any of the factors below:
When conducting research online, on a practical level, we have used RP Data. www.rpdata.net.au We use RP data using the search filters below to analyse property. You don’t have to use RP Data but this is just an example.
- Suburb
- Sale price from … to ….
- Sale date from … to … (during specific period of time eg over the last 1-3 months)
- Area from … to … (is the lot size comparable, inferior or superior?),
- Area type select meters
- String in zone - eg R30 ( question of how reliable is data eg zoning up to date?)
- Property Class – select as required eg House
- Category Minor – select all
- Land use – select all
- VGO Category – select all
- Additional filters – Leave blank – eg owner code, string in address
- Residential and commercial attribute filters -
- Bedrooms – select how many?
- Bathrooms – select how many?
- Year built (id depreciation potential and is the house a similar age, older or newer?)
- Features – Internal Walls eg Brick, Materials Roof eg Tile - Construction eg brick and tile ( cannot compare fibro to brick and tile),
- Zoning ( R code) – id development potential. Is it single residential or multi unit potential
- Reports – Appraisal Type/Private Sale
All of this data is quantifiable and can be measured and filtered.
