Essential Services Guide for Property

Whenever you consider the purchase of a property it is a good idea to conduct due diligence and research about that property.

Routine due diligence includes information like:

  • where is the sewerage line, what type of sewerage connection, when was the sewerage installed.
  • if the sewerage is connected to a septic tank what are the legal requirements eg time period to upgrade to a sewerage connection
  • is there overhead power or underground power
  • what is the residential design code or property development potential?
  • what local government plans may impact on the property positively or negatively?
  • is gas running in the street and connected to the property
  • are there storm water drains
  • are there any restrictive covenants on the property title eg storm drains

All of this information can be easily obtained with direct phone calls or  e-mails  to the relevant government department
